Two quotations can show very different totals while covering different work. One may include ceilings, doors, frames, skirting, repairs and materials; another may price only walls. The total is meaningful only when every included surface and finish is listed.

A detailed survey should record room count, approximate size, ceiling height, substrate condition, existing colours and sheen, occupied or empty status, access, protection, repairs and the agreed coating system. VAT should be shown clearly as included, excluded or not applicable to the quoted figure.

Walls and ceilings

List walls and ceilings separately, including feature colours, fresh plaster, stains, cracks, water damage that needs investigation, and any areas excluded from the quotation.

Doors, frames and skirting

Count doors and frames, and identify skirting, window boards, stairs and other woodwork. Record whether surfaces are bare, previously painted or varnished, as preparation and primer needs can differ.

Preparation and finish system

State filling, sanding, caulking, stain blocking and primer requirements, followed by the number and type of finish coats. Product selection should match the actual substrate and required finish.

Access, protection and exclusions

Confirm whether the home is occupied or empty, who moves furniture, what floors and belongings are protected, how access is managed, and which repairs, colours or specialist items are excluded.

One real figure is useful only when its scope travels with it.

An Art Boys labour quotation prepared in September 2026 for a multi-level Dublin refurbishment was €8,500 plus VAT. The client supplied materials. Scope included fresh and partly skimmed areas, new skirting and frames, three coats to walls and ceilings, and a primer/undercoat plus two finish coats to specified woodwork. The planned duration was about 11–13 working days for two painters.
